How Does it Work

Ubiquity™ harnesses the power of the Internet and combines it with traditional HVAC and lighting controls. The result is an economical yet extremely powerful way to control, monitor and manage remote buildings.

Ubiquity™ uses a remote-software model that allows a company’s managers to control and monitor building operations from any web browser PC, PDA or other Internet-capable device. Information on temperatures, building status and HVAC operating condition can be gathered just as if the person were standing in the remote facility. Critical temperatures and equipment can be monitored and alarms generated when programmed limits are exceeded. This remote access capability provides a tool for managing the operation of remote buildings as never before possible.

Basic benefits of Ubiquity™ Building Management:

  • Check temperature set points and equipment status remotely
  • Enhance control of temperature set points for HVAC
  • Precise matching of HVAC and lighting to occupancy schedules
  • Monitor and alarm HVAC equipment, environmental conditions and lighting
  • Monitor critical temperatures to prevent loss of perishable inventory
  • Shed unnecessary loads during peak demand times
  • Implement holiday schedules throughout the enterprise within a few minutes

But Ubiquity™ goes far beyond these basic benefits to become a true system for more effectively managing a multiple-building enterprise. Some advanced benefits:

  • Exception reports to point out the most troublesome buildings
  • Comparison reports to allow measurement of performance between buildings and groups of buildings in the enterprise
  • Performance reports highlighting key areas of building operations – equipment run time, energy use, environmental conditions and more

Information from each building in the enterprise is stored for use in reports that give management the ability to improve facilities and reduce operating costs. Facility managers recognize that 20% of the buildings are responsible for 80% of management problems – they just haven’t had the information needed to determine exactly which buildings are the problem sites. Ubiquity’s™ exception reporting allows managers to pinpoint problem sites and take pro-active action to reduce costs and improve operations in those buildings.

Many systems claim to be “internet-based” but are actually outdated technology, dial-in systems with slight modifications so that they can be run on a web browser. Ubiquity™ was designed from the ground up as a true Internet-based remote application software system, which gives Ubiquity™ capabilities far beyond the simple control, monitoring and alarming offered by other systems.

The remote application software approach used by Ubiquity™ offers a quantum leap in management capabilities beyond traditional building management systems. Ubiquity™ allows true enterprise-wide management rather than fragmented building-by-building management.

- All enterprise data is stored on a central server instead of at each site, allowing virtually unlimited informational reporting. Exception reports highlighting problem sites can be generated as well as reports comparing one region or group of buildings to other groups.

- Programs and schedules can be changed in a few minutes for hundreds or thousands of buildings enterprise-wide.

- Up-to-the-minute graphs and trend reports can be obtained at any time, with no advance programming required. Other systems require users to set up a trend report in advance.

- Ubiquity software is constantly improved and updated, and the central server approach means that all users automatically have access to the current version of the software.

- Ubiquity can export data in various industry standard formats, allowing potential integration with other software applications used in your organization

- TCS-managed remote servers are secure and reliable, so there is no system maintenance issues required for your organization.

The typical Ubiquity™ installation has a payback of 12-24 months by reducing building operation and energy costs.
